The idea of selling the property yourself for a profit is a popular one. Some people say that selling a house or apartment is not rocket science. However, there are a lot of pitfalls lurking. You usually lack the expertise to create a convincing exposé and estimating the selling price also carries its own risks.

More time needed for exposé than expected

The first step is to draft an exposé. This involves a number of tasks: An extract from the land register must be obtained from the relevant office and pictures of the property must be taken. An energy certificate or the last three bills from the energy supplier are also mandatory when selling. All this information is relevant for the new owner to make a sound decision for or against the purchase of a particular property.

In addition, many owners are unaware of the asking price and this is where the drama begins: if they set the price too high, there is hardly any demand and by constantly adjusting the purchase price, they "burn" their property on the market. Prospective buyers get the impression that the property is a store keeper and that something is wrong with it.

If the house or apartment owner sets the selling price too low, there will be a huge number of interested parties that he or she will no longer be able to cope with. In addition, it is common to haggle over the purchase price when selling a property. Potential buyers will try to do this. Especially those who already have the financing commitment from their bank in their pocket and are therefore tempted by a prompt completion of the purchase will expect concessions from the owner.

Realistic price as a guarantee of success

In summary, it can be said that a strategically well-chosen price is the linchpin of every property sale. The best way to objectively assess this selling price based on the location and the range of similar properties on the market is with a local estate agent.
