Around 46 percent of Germans are active on social media. This undoubtedly includes potential buyers of your property. Because sooner or later, most users of Instagram, Facebook, Twitter & Co. will also be looking for a home. Many real estate agents have jumped on the bandwagon and are also using social media directly as marketing channels. How does this work, what's behind it?

Compared to online real estate portals, social media channels such as Facebook, Twitter and Instagram seem to play only a subordinate role when it comes to marketing real estate. After all, anyone specifically looking for a property will not primarily look for it on social networks. Nevertheless, they have great potential. If you yourself - let's assume on Instagram - are regularly active and have many contacts, you have certainly experienced that you can reach many people with pictures or videos that you post there who you didn't know were interested in the topic or aesthetics of your pictures, for example.

It is similar with properties that are presented via social media channels. It is crucial that the person posting the offers is already established in the respective social network and has many followers. And preferably followers who are specifically interested in the topic of real estate and who may have subscribed to the channel for this very reason. An efficient way to increase the reach of your real estate listing via social media is therefore to look for a professional estate agent from your region who is particularly active on the various platforms - and then entrust them with the marketing of your property.

There are already real estate agents who have developed into real social media influencers. A lot of work goes into this. Only those who regularly create new posts can gain and retain many followers. It is not enough to simply disseminate real estate advertisements and exposés that prospective buyers could just as easily view on a real estate portal. Rather, an estate agent who pursues this approach relies on suitable tactics to generate enthusiasm among their followers. This often involves a mix of authentic, personal posts, information from the real estate industry, appealing photos - both of real estate listings and from more private areas of life - and perhaps also announcements of events and webinars. Just as in the "analog world", it is also the case in social media that an estate agent active in this area has a big - usually hard-earned - head start. There is a much higher probability of potential buyers for your property among their followers than among subscribers to a lifestyle or gaming channel, for example. Once a prospective buyer has become aware of your property via the agent's network, the agent's good market knowledge and negotiating skills will of course also come into play, which will result in your property not only being admired by many viewers on the internet, but ultimately also being successfully sold.
