Real estate is currently better hidden than Easter eggs. But why is that? According to experts, there are currently no significantly fewer real estate transactions than just a few years ago. They are just being sold past the public real estate market, to neighbors, acquaintances or colleagues. But how can a property still be found in such a situation?

According to experts, around 30 percent of properties are currently sold "off-market", i.e. away from the real estate market. Given the current high demand, houses and apartments are already being sold before they are advertised on online real estate portals or in newspapers. Many property sellers are happy about the lower marketing costs when selling to a friend. However, they overlook the fact that they may not be selling the property at a fair market price.

How can I find a property now?

Probably the most promising option is to place a search order with a local professional estate agent. This is because they are constantly busy acquiring new properties. Furthermore, estate agents do not only broker properties that they also offer on their website or in online real estate portals. Instead, estate agents also have properties in their database that they market outside of public channels.

If you have created a search request with an estate agent and they have found a property that matches your criteria, they will inform you of this before they start marketing it to the public. This gives you the opportunity to view a property that others don't even know about yet. If everything about the property suits you, you can come to an agreement with the owner about the sale. The estate agent can advise you on this.

What should my search criteria look like?

For the estate agent to be able to inform you about a suitable property, they need to know what you are looking for. What must the property absolutely fulfill? What would you like to see, but is not a must? Where would you be prepared to compromise? Which points are exclusion criteria?

It is particularly important for the estate agent to know the maximum amount you are prepared to pay for a property. Of course, the location, square meters of living space, number of rooms, square meters of land and so on are also important. To improve your chances beyond this, professionals advise you to have a financing appraisal drawn up. You can send this to the estate agent with the search request. This will show the estate agent that you are a serious prospective buyer and demonstrate your serious intention to buy.
