Social media offer a decisive advantage for sales: targeted reach. This means that the offer reaches your target group in a more focused way and in greater numbers. To a certain extent, owners can do the same as influencers and, instead of followers, inspire interested parties with their "property" product.

 

However, there is more to it than just posting a picture of the property. Here, too, the words "know how" apply 100 percent. Many estate agents not only use Facebook and the like for their own social media presence, but have also adapted to this modern form of real estate marketing.

 

Adaptation leads to success

 

Know your target group and the language they speak on the respective social media channel. For example, if you want to address young prospective buyers up to the age of 29, Instagram is the right place for this. If you want to get people aged 35 and over excited about your property, Facebook is your medium of choice. When it comes to reach, the channels mentioned above are preferable to Twitter, which has a smaller reach.

 

In addition to the target group, the right presentation is also important. The graphic presentation of the property on all social media channels must not be of poor quality. The texts should also be the right length. Success lies in brevity. Experiment with interesting angles (on Instagram, for example) and make sure the lighting conditions are right. Videos can also be posted alongside images for visual marketing.

 

The format makes the difference

 

When it comes to viewing on mobile devices, the recommended format for images and videos is important. After all, the post should also appeal to interested parties on mobile devices. The posts should also not look like advertising. Authenticity should not be neglected.

One post is not enough to maintain interest in the real estate offer. Regular posts keep the curiosity and attention going. An estate agent has routine and experience in marketing real estate via social media. It is easy for them to create a post for the listing on the channel of choice. They know the regional real estate market best and can create a professional marketing and pricing strategy for the sale that takes the individual situation of their customers into account.
