It helps to filter out those for whom the property is not suitable and to address the right target group instead. This not only saves unnecessary viewings, but can also have a positive effect on the sales price.

If an exposé is informative and reflects the true circumstances of the property, unnecessary viewing appointments can be avoided. For quality estate agents, a high-quality brochure is an important marketing tool. As well as reducing unnecessary viewings, experience shows that buyers are also more willing to pay the appropriate price if the property is presented in a high-quality manner.

Photos with expressiveness

Many prospective buyers look first at the pictures in the brochure. If the property is presented with attractive photos both inside and out, the value of the property is often better assessed. On the one hand, the photos should be sharp, bright and not blurred. On the other hand, it is extremely important that the photos realistically reflect the actual spatial conditions of a room and do not distort anything. Lines such as room corners or windows and doors should run vertically and not "fall". Professional estate agents know that a photo is usually taken from a height of around one meter.

Texts with expressiveness

Ideally, no questions should remain unanswered after reading the exposé. Therefore, all important information about the property should be included, for example: selling price, year of construction, condition, living space and plot area, energy consumption, floor plans or number of rooms and floors. Vivid descriptions arouse the interest of potential buyers.

Buying a property is also an emotional matter. Nevertheless, phrases such as high-quality or flooded with light should only be used if they correspond to the facts. On the other hand, defects should not be concealed in the exposé. After all, if prospective buyers discover defects during the viewing that they did not know about beforehand, they will become skeptical and look for more. A loose wallpaper corner then quickly becomes a demand for a significant price reduction.

Documents and design

The sales-relevant documents should not be missing from the exposé either. The additional effort for a modern and stylish design pays off in many cases. Thanks to their many years of experience, quality estate agents know what makes a good exposé.
