Hannelore and Gerhard K. loved their house. When they bought it almost 40 years ago, they expected to spend the rest of their lives in it. However, their needs had changed in the meantime. Climbing the stairs became too strenuous, so they moved their bedroom from the upper floor to the first floor. But because they were no longer able to take sufficient care of their home, they considered moving into a retirement home. But what would happen to their house?

Hannelore and Gerhard found it difficult to part with their property. They wrestled with themselves for a long time. In the end, they realized that the house no longer suited their needs. They discussed all the options with their children.

Inherit or sell?

At first, they thought about leaving the house as an inheritance. However, as both children now have families and their own homes, this was not the right solution. In addition, the property would have had to be at least renovated, if not refurbished. Their children didn't have the money to do this. When Hannelore and Gerhard also compared the costs of the retirement home, they quickly came to the conclusion that it made sense to have some money left over. They therefore decided to sell.

Selling a property, but how?

The two knew that real estate prices were currently high. However, they were unsure what prices were like in their region and, above all, how much their property was actually worth. They didn't want to make any mistakes and turned to us. A recommendation from a neighbor had led them to us.

We valued the property. It was worth much more than they had expected. We then took care of organizing the documents relevant to the sale, created photos of the property and an exposé tailored to the target group as well as a 360-degree virtual tour. As we have a large database of property seekers, we checked to see whether we already had a suitable prospective buyer for the house. And indeed: two came into question. We sent them the exposé for the house, arranged viewing appointments and carried them out. Both interested parties made an offer so that we could carry out a bidding process.

Everything went better than expected

Hannelore and Gerhard then opted for the better offer. They were not only pleased with the high proceeds from the sale and that the property sale went so smoothly for them in such a short time. Most of all, they were delighted that they had already been able to pay out part of the inheritance to their children and grandchildren. With the money left over, they increased their budget for an upmarket retirement home near their children. After the notary appointment, they thanked us for making everything run so smoothly: "Selling the house with an estate agent was definitely the right decision."
