When senior citizens first hear about the possibilities of property retirement (staying in your own property and getting money for it!), they are often enthusiastic. However, the question quickly arises: That's great for me - but who wants to do such a deal as a buyer?

Life annuity and time annuity

Property annuities are particularly interesting for buyers who want to purchase the property as an investment rather than for their own use. Depending on the amount of the one-off payment and the monthly annuity payments, they can completely dispense with external financing from a bank. This makes them independent of the current interest rate policy.

Purchase at the right time

Particularly in regions with rising property prices - and these are currently rising almost everywhere in Germany - property retirement is also a good deal for buyers because they can most likely buy the property at a significantly lower price than in ten or twenty years' time. In the case of single-family homes in metropolitan areas, there is also the fact that they are hardly being built at the moment. The scarce living space is rather used for apartment buildings in order to make the property habitable for as many people as possible. As a result, single-family homes are becoming a rare commodity and it pays to buy as early as possible.

Reliable tenants

The former owners are also secure tenants. This means that the buyer does not have to plan for losses due to vacancies and can also be relatively certain that the tenants will treat the property well. Tenant management can often be very stressful. Investors are therefore happy if they have a reliable tenant for the next ten or fifteen years.

And what happens after retirement?

What happens after retirement is decided individually by the buyer. If no time-limited right of residence is agreed, the buyer must be aware that they cannot make any firm plans to move into the property or resell it. However, very few buyers plan to move into the property themselves at a later date. More often, for example, they buy it as a possible future home for their children or to be able to either rent it out or sell it on, so that every pot finds its lid and pensioners and investors come together. Real estate agents know exactly how to address the right target group and satisfy both sides.
